Should Australia increase interest rates to stop house prices rising so quickly?
Chris Edmonds The Guardian (No paywall)But what about house prices? They’re rising quickly. And isn’t that because of all this stimulus? Maybe interest rates should rise, to stop house prices rising so quickly and to make housing more affordable? ... In my view, that would be a bad idea. While both demand and supply matter, the key problems with housing affordability are on the supply-side – more precisely, because housing supply does not increase sufficiently “elastically” when house prices increase. If supply was more elastic, for example if it was easier to increase density near desirable locations, then surges in housing demand driven by monetary policy would lead to more muted price increases and larger increases in the housing stock. Trying to address complex location-specific supply-side problems with one-size-fits-all monetary policy tools is hopeless, and probably dangerous.

The Commonwealth Bank, the nation’s biggest lender, revealed it would increase the interest rate it uses to assesses new loan applications, while the RBA and the Australian Prudential Regulation Authority are considering ways to temper some of the heat across the national market in coming weeks.

Recent analysis by the University of NSW City Futures Research Centre showed renting increased over the 25 years as a proportion of households in the inner west, eastern suburbs, north shore and northern beaches but not as much as Greater Sydney as a whole. Meanwhile, the growth in renting was greater than expected for most areas west of Homebush, including north western areas such as Erskine Park and Whalan and south west towards Campbelltown. UNSW senior research fellow Chris Martin said these areas had historically provided an opportunity for relatively affordable home ownership but “more and more of those properties are owned by landlords rather than owner-occupiers.”
