Section 55(1) of the Residential Tenancies Act 2010 lists the circumstances under which you may access the premises without my consent. None of these circumstances apply. Section 55(2) requires that you give me correct notice to do inspections and carry out repairs.
By entering my premises without complying with the provisions of the Act you could be prosecuted for trespass.
I ask that you immediately remedy the situation. Should you visit the premises without my permission again, I will apply to the NSW Civil and Administrative Tribunal for an order to stop you entering the premises, and for appropriate compensation.
